Buyers who choose to work with a List4less Real Estate broker have several advantages, and will benefit from our extensive training, in-depth industry knowledge, and savvy negotiation skills. In our efforts to stay in compliance with NAR’s settlement agreement terms, as stated in our home page, and in more detailed in our Legal page, all our buyers are required to sign a buyer representation agreement, when retaining the services of one of our agents. All our buyer representation agreements are set at 3%. Please take the time to review and become more familiar with the buyer broker agreement. We have added a sample of the agreement in our legal page tab. Once we have helped you identify the home you want, we will attempt to negotiate with the seller and their representative, and ask that they pay the 3% buyer’s agent compensation, and if needed additional buyer’s closing costs concessions, on your behalf, as part of the purchase price. We believe that our services are well worth this cost. As a last resort, and on a case by case basis, we will consider reducing our buyer agent’s commission down to 2.5%, from the 3% agreed upon on the buyer representation agreement, if this reduction would make the difference, and keep the deal together. This falls in line with our ethos and the strong belief that our client’s interests come ahead of our own.
